Thousand Hills Realty Mechanical Unit Inspections


As a part of our ongoing effort to keep each rental property we manage in quality condition, we perform quarterly maintenance inspections of each property, whether its Branson, Hollister, Forsyth, Merriam Woods or Kimberling City. Performing regularly scheduled inspections gives our Owners insurance that damaging issues with the property will not go un-noticed and that the property is being taken care of. It also gives us a chance to make sure there are no lease violations occurring or other issues of safety concern. This gives the Owner / Investor peace of mind and the Tenant the security that the home is safe as well as the accountability to keep the home in compliance with terms of the lease.

What We Check

Check if furnace filters are clean & replace them if needed

Smoke detector batteries

Check for any possible plumbing or mechanical issues

Asses the overall appearance of the rental home

Compliance with various lease terms

Things to Remember

Please have pets kenneled for the day

Have the home clean & ready for inspection (results may be given to owner)

Please leave maintenance requests on a note so they can be evaluated & scheduled for a later date

Unit inspections are between the hours of 8:00am and 6:00pm

Please check the inspection schedule to find the date of your inspection

Helpful Tips

Changing the furnace filter monthly makes heating/cooling more economic

Keep faucets dripping and cabinet doors under sink open on cold nights to prevent freezing

Disconnect hose from outdoor spigots

Running vinegar through your dishwasher periodically will help its performance

Citrus fruit peels & ice cubes keep garbage disposals sharp & fresh

Used fabric softener sheets are great for removing & repelling dust on TVs & computer monitors

Remove wax from carpet with a hot iron & non-waxed brown paper bag

What to Do if You Fail an Inspection

Check inspection report that was left in your home for re-inspection date

Correct whatever issue was reported during your inspection

Make sure home is clean & ready on re-inspection date
